Foreword

This document ("Terms and Conditions") governs your access to and use of the website https://www.unithouse.it (hereinafter, "Site") and the related Hostaway booking engine accessible at the URL https://unithouse.holidayfuture.com (hereinafter, "Platform"). By accessing, browsing or using the Site and/or Platform, you acknowledge that you have read, understood and accepted without reservation these Terms and Conditions.These Terms are drafted pursuant to and for the purposes of Legislative Decree 70/2003 (e-commerce), Legislative Decree 206/2005 (Consumer Code) when applicable, as well as EU Regulation 2016/679 (GDPR) and Legislative Decree 196/2003 as amended (Privacy Code).

1. Definitions

UNIT House: UNIT House S.r.l., with registered office in Via Fabio Filzi, 6 - 34132 Trieste (TS), P. IVA 01422950327, operator of the Site and the services offered. User: any individual who browses the Site or uses the Platform.
Guest: the User who makes a short accommodation reservation through the Platform.
Services: management, promotion, booking and administration of third-party tourist leases.

2. Subject of Services

UNIT House offers a technical and management brokerage service for real estate units intended for short-term rentals, including:

publication of advertisements;
Calendar and rate management;
Collection and remittance of fees;
assistance to Guests;
Coordination of check-in/check-out operations, cleaning and routine maintenance.

The tourist lease contract is finalized exclusively between the Property Owner and Guest; UNIT House acts as an agent with representation for the Property Owner.

3. Booking Process through Hostaway

Reservations are made through the Hostaway Platform, which integrates calendar and online payments. At the time of booking, the Guest:

Receives summary of price, taxes, any extra costs;
Accepts the cancellation terms stated in the announcement;
Authorizes charging to the selected payment method.

Payment is handled through PCI-DSS compliant providers; UNIT House does not store credit card data directly.

4. Rates, Taxes and Payments

Published rates include VAT if due and tourist tax unless otherwise stated. Any additional services (extra housekeeping, late check-in, linen rental, etc.) are indicated prior to confirmation and billed separately.

5. Cancellations and Refunds

The cancellation policy (flexible, moderate, strict) is specified in the listing of each property. Refund requests should be submitted by e-mail to booking@unithouse.it indicating reservation number and reason. Processing takes place within 7 working days.

6. Obligations of the Guest

The Guest agrees to:

Abide by the house rules stated in the ad and/or communicated at check-in;
Not to exceed the maximum number of people allowed;
Use the property diligently, avoiding damage;
Report the identity documents of all occupants for the purpose of Public Safety records (Art. 109 TULPS);
Maintain behavior in accordance with the rules of condominium, quiet and decorum.

Any damages will be charged to the Guest in accordance with Article 1588 of the Civil Code.

7. Limitations of Liability

UNIT House takes the utmost care to provide correct information and high-quality services, but does not guarantee that the Site or Platform will be free of errors, interruptions, or viruses. In no event shall UNIT House be liable for any direct or indirect damages arising from:

Use or inability to use the Site/Platform;
Errors in ad content;
Disputes between Owner and Guest;
force majeure events.

Nothing excludes or limits liability for willful misconduct or gross negligence.

8. Intellectual Property

Texts, logos, graphics, photographs and databases on the Site are owned or licensed by UNIT House. Reproduction, even in part, is prohibited without prior written permission.

9. Protection of Personal Data

Data processing is carried out in compliance with the GDPR and Legislative Decree 196/2003, according to the privacy policy available on the Site. The data controller is UNIT House S.r.l.

10. Changes to the Terms

UNIT House reserves the right to change these Terms at any time. Changes will be effective upon posting on the Site. It is the User's responsibility to periodically check their content.

11. Applicable Law and Jurisdiction

These Terms are governed by Italian law. For any dispute, the Court of the place where the User resides or is domiciled, if located in the territory of the State, shall have exclusive jurisdiction; otherwise, the exclusive jurisdiction shall be Trieste.
